Does every home need a full renovation before listing?
No. Most homes do not need a full renovation before going to market. Exigo focuses on practical, resale-focused updates that may improve presentation, reduce visible buyer objections, and help the home compete more effectively.
How does Exigo decide which updates are worth considering?
Exigo looks at the property’s current condition, visible buyer objections, likely listing presentation, competing homes, seller goals, timing, and budget. The goal is to identify updates that make sense for resale, not to recommend unnecessary work.
What if the seller does not want to spend a lot of money?
That is common. The review can help separate must-address items from optional improvements, so the seller can better understand which updates may matter most and which items may not be worth doing before listing. Exigo mindset is that of an investor, spend wisely on renovations that matter for the highest return on investment when it sells.
Can Exigo help if the home is already listed or sitting without strong activity?
Yes. Exigo may be able to review an active, stale, or underperforming listing and identify updates that could improve presentation, photos, buyer perception, or showing feedback concerns before a relaunch or pricing conversation.
Can an agent submit a property on behalf of a seller?
Yes. Agents may submit a property review request for a client, especially when the seller needs help understanding which updates may be worth considering before listing, relaunching, or addressing buyer feedback.
Will Exigo work directly with the agent and seller?
Yes. Exigo can communicate with both the agent and or the seller directly so everyone understands the proposed scope, timing, payment arrangements, and next steps. The goal is to support the listing process, not replace the agent’s role.
Does Exigo provide pricing from photos alone?
Photos can help with an initial review, but final pricing usually depends on the agreed scope, site conditions, materials, access, timing, and any details that need to be confirmed at a walkthrough before work begins.
What if the seller does not have cash available for the updates?
Some sellers may choose to pay directly, while others may want to explore third-party financing options. Exigo is working to develop relationships with local lenders who may be able to review funding options for qualified sellers. Any financing would be subject to the lender’s approval, underwriting, rates, terms, and available programs.
How are projects paid for?
Payment arrangements are confirmed before work begins. Depending on the project, approved payment methods may include cash, check, Zelle, ACH, wire, or other approved arrangements. Credit card payments may be considered on a case-by-case basis and may require additional authorization, processing terms, and applicable processing fees.
Does Exigo provide financing?
No. Exigo is not a lender and does not make lending decisions, set loan terms, or guarantee approval, funding amounts, rates, or timelines. If financing is discussed, it would be through an independent third-party lender.
How quickly can work begin?
Generally within a week. However, timing depends on the property, scope, crew availability, material selections, payment arrangements, and how quickly decisions are made. Smaller cosmetic updates may be easier to schedule quickly, while larger projects may require additional planning.
Who manages the work once the scope is approved?
Our fulltime Project Manager working at the project daily to make sure the project is done at the earliest time possible. Exigo coordinates the agreed scope, crew scheduling, project communication, and practical execution so sellers and agents are not left trying to manage multiple contractors on their own.
What types of updates does Exigo usually recommend?
Recommendations may include painting, flooring, lighting, fixture updates, landscaping, curb appeal improvements, cleaning, minor interior/exterior repairs, kitchen or bathroom updates, and other practical improvements that may strengthen buyer presentation.
Can Exigo help decide what not to renovate?
Yes. Part of the review is identifying where money may not need to be spent. The goal is to focus on updates that make practical sense for resale, not to turn every property into a full renovation project.
